Selective Criteria
Why select Sunreit
1- Dividend quarterly - i prefer by quarter rather per year.
2- Prospect on sunway potential as it evolve as a city and having sustainable infrastructure.
3- DY -5.6% acceptable range, although comparative should have 7% above.

Execution plan
Since i know current price is not favorable, so got to have plan to buy.
current have accrue 2500 unit.
on chart basis seem is on going uptrend.
if future drop will accumulate more. Target to have 10k unit.
if go up will sell off to lower the cost instead.


Risk
unless some major event happen, or consumer living style change then Mall business will be impacted like china taobao.

how to do forecast on this.

Dividend
- Refer to company dividend policy, (how many % use as dividend)
- Calculate the amount of cash require to distribute out dividend.
- check if the cash flow can support the dividend require.
- use latest number total of share to count.
- consider if there is any development which need capital expenditure.

Example

13.5m(Ttl share)*0.40(forecast dividend) = 54m(cash flow require)
